What goes wrong — Telangana and Hyderabad specifics
Prohibited property listing is a separate check
Telangana maintains a list of prohibited properties — government, endowment, assigned and disputed land — under Section 22-A. A property can show a clean EC and still be unregisterable because it appears on that list. This check is distinct from the EC and is routinely missed.
Bhu Bharati and the registration record hold different data
For rural land, the Record of Rights sits in Bhu Bharati while transactions sit in the registration index. Checking one without the other leaves half the picture, particularly for parcels whose records migrated imperfectly from Dharani.
An EC only shows what was registered
Unregistered transactions, oral family arrangements, pending litigation, tax dues and unregistered agreements to sell do not appear on an EC. A clean EC is necessary but nowhere near sufficient — this is the most dangerous misunderstanding in property buying.
The search period matters more than most buyers realise
A 13-year EC is standard for bank purposes, but 30 years is the safer diligence horizon because it covers the limitation period for most adverse claims. Defects frequently sit further back than 13 years.
Pre-digitisation records may not appear online
Most states digitised registration records from the late 1990s or early 2000s. Anything earlier generally requires a physical search at the Sub-Registrar Office, and an online search that returns nil for those years is not evidence of a clean title.
Dharani has been replaced by Bhu Bharati
Telangana migrated rural land records to Bhu Bharati under the Record of Rights Act, 2025, using Bhudhaar identifiers. Records that did not migrate cleanly are a frequent cause of stalled transactions on the city's rural fringe, and much online guidance still refers only to Dharani.
GHMC and surrounding municipalities hold records differently
Hyderabad's expansion has left properties spread across GHMC and adjoining corporations with inconsistent assessment records. Establishing which body holds the record before registration avoids a rejected mutation afterwards.
A gift must be a genuine gift
The 2% family rate against 4% on a sale deed creates an obvious incentive to mischaracterise a sale as a gift. Where consideration has in fact passed, both parties are exposed to duty recovery with penalty.
