Khatauni share fractions complicate the chain

UP revenue records carry undivided fractional shares accumulated across generations. A registered deed for a share does not always reconcile cleanly against the khatauni, and the mismatch is the usual source of later dispute.

Land acquisition notifications

Parcels around Noida, Greater Noida and the expressway corridors have been subject to acquisition notifications at various times. A clean EC does not disclose an acquisition notification, which must be checked separately.

An EC only shows what was registered

Unregistered transactions, oral family arrangements, pending litigation, tax dues and unregistered agreements to sell do not appear on an EC. A clean EC is necessary but nowhere near sufficient — this is the most dangerous misunderstanding in property buying.
