The Jantri revision changed the arithmetic
Gujarat's updated Jantri database materially raised notified values in many areas. Because duty is charged on the higher of Jantri and market value, quotes based on older Jantri rates understate what is now payable.
A woman donee usually avoids the registration fee
Gujarat generally exempts women donees from the 1% registration fee. On a ₹1 crore property that is ₹1 lakh, so who is named as donee has a direct cost consequence.
Acceptance must occur during the donor's lifetime
Under Section 122 of the Transfer of Property Act, a gift is void unless the donee accepts it while the donor is alive and capable of giving. Deeds drafted without an express acceptance clause are a recurring cause of later challenge.
A gift deed is irrevocable once registered
Unlike a will, a registered gift deed cannot ordinarily be cancelled at will. Revocation is possible only on grounds agreed in the deed itself or under Section 126. Parents transferring property to children should consider whether a will, or a settlement deed retaining a life interest, better suits their intent.
Ancestral and coparcenary property carries additional constraints
Gifting undivided ancestral property without the consent of all coparceners exposes the transaction to challenge. This requires examination of the title chain before drafting, not after.

Not always. The planned sectors include substantial government-allotted residential land whose allotment terms restrict transfer and use. Those conditions sit outside the revenue record, so the allotment file needs reading before a transaction is planned.
Is GIFT City property bought the same way?
No. GIFT City operates under a distinct regulatory and leasehold framework rather than ordinary municipal rules, and transactions there follow the authority's own process. It should not be approached as ordinary Gandhinagar property.
Why does my plot have a different number now?
Town Planning schemes along the Ahmedabad–Gandhinagar corridor reconstitute plots and issue final plot numbers differing from the original survey number. A title search run against the old identifier returns a clean but meaningless result.
What is the gift deed rate for a blood relative?
