What goes wrong — Tamil Nadu and Chennai specifics
Patta is issued for land, not for flats
Individual apartment owners generally cannot obtain a separate patta for the flat, only an undivided share entry. This surprises flat buyers in Chennai who expect a patta in their own name and are told it is not available.
Field enquiry can surface boundary discrepancies
The VAO's field enquiry compares the deed description against the survey record. Discrepancies in extent or boundary — common in older Chennai properties — stall the application until resolved.
Registration alone does not make you the recorded owner
This is the most widely misunderstood point in Indian property. A registered deed transfers title between the parties, but municipal and revenue records continue to show the previous owner until mutation completes. Banks, buyers and utilities rely on those records.
Unpaid dues block the application
Outstanding property tax, water charges or society dues attached to the property will stall a mutation application. These need clearing — and evidencing — before filing rather than after rejection.
A mismatch between deed and record is the usual cause of rejection
Differences in name spelling, property extent, survey number or boundary description between the registered deed and the existing record are the most common reason applications are returned. Reconciling them before filing avoids months of delay.
Choosing a gift deed when a settlement deed was the right instrument
This is the most expensive avoidable error in Chennai. A gift deed attracts 7% duty plus 4% registration, while a settlement deed among family members attracts roughly 1%. On a ₹1 crore Adyar flat the difference is roughly ₹9 lakh. The instrument must be chosen before drafting, not after.
Patta transfer is a separate step from registration
Registering a deed does not update revenue records. Until patta is transferred the donee is not the recorded owner for revenue purposes, which obstructs later sale, loans and compensation claims.
Guideline value revisions change the cost
Because Tamil Nadu computes duty on the higher of guideline value and consideration, a revision between drafting and registration alters what is payable. Timing matters more here than in fixed-duty states.

Khata Transfer FAQs — Chennai
How do I transfer khata / mutation to my name in Chennai?
After registration, apply for Patta Maatram (mutation) through TNREGINET / eServices TN or at GCC (Greater Chennai Corporation), submit the registered deed, prior tax receipts and ID proof, clear any objection during the notice period, and collect the updated record. We file it and follow it through.
Is registering the sale deed enough, or do I need mutation separately in Chennai?
Registration alone does not update the municipal or revenue record. Until Patta Maatram is completed, GCC (Greater Chennai Corporation) still shows the previous owner — which blocks a future sale, loan or tax change. Mutation is a separate, essential step.
How long does khata / mutation transfer take in Chennai?
Typically 3–5 working days for drafting and verification after the application, longer where an objection is filed or records are pre-digitisation. We track the file and respond to queries to avoid delays.
What documents are needed for mutation in Chennai?
The registered sale, gift or partition deed, latest property-tax receipts, an encumbrance certificate, identity proof, and — for inheritance — the death certificate and legal heir details. Requirements vary slightly by Tamil Nadu authority.
Can I apply for mutation online in Chennai?
In most of Tamil Nadu, mutation is filed through TNREGINET / eServices TN. The online step still needs the correct documents and often a physical verification, which is where applications commonly stall — we handle both.
