Development authority leasehold adds a step
Property allotted by LDA, Noida, Greater Noida or Ghaziabad Development Authority is frequently leasehold. The authority's own transfer memorandum is required in addition to municipal mutation.
Khatauni entries carry historical share fractions
UP revenue records often record undivided fractional shares accumulated over generations. Mutation of a purchased share requires reconciling the deed against those fractions, which is the usual source of delay.
Registration alone does not make you the recorded owner
This is the most widely misunderstood point in Indian property. A registered deed transfers title between the parties, but municipal and revenue records continue to show the previous owner until mutation completes. Banks, buyers and utilities rely on those records.
