How a legal heir certificate is registered in Hyderabad

  1. Identify every legal heir, including daughters, a second spouse and heirs living abroad — omitting one invalidates the exercise.

What goes wrong — Telangana and Hyderabad specifics

Agricultural succession runs through Bhu Bharati

Inherited agricultural land requires the Bhu Bharati record and Bhudhaar linkage to be updated. Parcels whose records migrated imperfectly from Dharani stall here even with a valid certificate in hand.

Assigned land generally cannot devolve freely

Land assigned to landless beneficiaries carries alienation restrictions that constrain what heirs may do with it, and it appears on the Section 22-A prohibited list.

A legal heir certificate is not proof of title

It establishes who the heirs are, not what each inherits or that the property was validly owned. Banks accept it for pension and PF; buyers and courts do not treat it as title. Families frequently over-rely on it.
